Besides supply/demand, another primary driver in this current peak runup are the number of hedge and retirement funds investing heavily in REIT's (real estate investments trusts).
In 2020 US companies spent 60 Billion on REIT's while foreign investors spent 11 Billion, and so far 2021 hs been even stronger.
These REIT's either buy short term for high rate of returns, or long term as rentals providing tax sheltered profits through depreciation schedules,as well as purchase default mortages at a discount before foreclosed properties ever reach the open market.
It's estimated these REIT's are now holding over 20% of the total single family residence market in many prime demand areas.

So low suppy/high demand, flush techie money, and REIT's on the prowl...hard f'n lift for the first time home buyer with no equity to leverage..
