    Amen to that brother- the SALT cap is a killer here in the state with the highest RE taxes per capita.
    Need to retire South, (eventually)...

    Some really solid points & ideas here. Spring SWAP is always more optimistic. People are gearing up for summer and looking for new boards. Come Fall we are all in our basic bitch pumpkin spice, apple picking, 3 flannel and a vest, please lemme get 1 more session with out boots mode.

    A nice day does make all the difference.

    Michael's idea of listing boards ANON seems like a good one. "Sell the sizzle, not the steak"...as the saying goes.
